Renting vs Buying First-Time Buyers Lease Renewal · 6 min read

Before You Renew Your Lease, Read This

Before You Renew Your Lease — featured image

If your lease is coming up soon, I want to ask you something before you sign again.

Have you actually looked at what buying would cost you, or are you just assuming it's out of reach?

I ask because I talk to renters all the time who tell me the same thing. They figure buying is for "someday," they renew out of habit, and a year later they're having the exact same conversation with themselves. Not because renting was the wrong call. Sometimes it's the right one. But because nobody ever sat down and actually ran the numbers for them.

So let's run them.

What rent actually looks like right now

Rent in Casa Grande depends a lot on the property and the neighborhood, but here's roughly where things stand this year. A one bedroom apartment typically runs somewhere in the $1,200 to $1,350 range. Two bedrooms are usually closer to $1,350 to $1,500. If you're renting a three bedroom or a single family home, you're probably looking at $1,600 to $2,000 or more.

I'm giving you ranges on purpose. Every listing site pulls slightly different numbers, and your actual rent depends on the specific place. But this gives you a real starting point.

What buying actually looks like right now

As of this year, the median home price in Casa Grande is landing somewhere between $325,000 and $338,000. That's a citywide number, so your actual price could be higher or lower depending on the home, the age, the size, and where it sits.

Here's the thing though. That number by itself doesn't tell you much. What matters is what your payment would actually be, based on your income, your credit, and how much you have for a down payment. That's not something I can tell you off a blog post. That's a conversation with a lender.

When renting is still the right move

I'm not here to talk anyone into buying who isn't ready. Renting still makes sense if:

  • You need flexibility because your job or life could change soon.
  • You're rebuilding credit or still building savings.
  • You're not sure yet if Casa Grande is where you want to plant roots long term.

If that's you, there's no shame in signing that renewal. Truly.

When it might be worth a second look

On the other hand, it might be worth exploring buying if your rent keeps climbing every year, your income feels steady, or you've caught yourself wondering whether a mortgage payment might actually be close to what you're paying now.

You won't know until you check.

A quick word on down payment assistance

Arizona has some down payment assistance programs available, like Arizona Is Home and a few others. They usually come with income limits and specific requirements, and they change, so I'm not going to pretend I can give you exact eligibility here. A licensed lender can walk you through what you'd actually qualify for. If you don't have one yet, I'm happy to connect you with someone I trust.

Give yourself more than 30 days

Here's my honest advice after doing this for a while. Don't wait until the last month of your lease to think about any of this. Give yourself 90 to 120 days instead. That's enough time to check your credit, talk to a lender, understand what you could actually afford, and see what's out there, all without feeling rushed into a decision either way.

Where to start

If your lease is ending in the next few months, start simple. Look at what you're paying now, what you could realistically afford, how much you've saved, and when you'd want to move if you did. That's it. That's the whole first step.

And to be clear, I'm not a lender, an attorney, or a CPA, so for anything specific to your loan options, your lease terms, or your taxes, those are conversations for the right licensed professional. I'm glad to point you toward people I trust for any of that.

If you've been wondering what your options actually look like, I'd love to help you sort through it. Would a quick conversation help?
